REI - Real Estate Investments | Real Estate Home Network

There are many methods for building fortunes in the world today. One of the most accessible even for the common entrepreneur however is real estate investing. In fact, you will find many rags to riches stories are built by investing in the real estate marketing in one form or another if not many methods for investing in this lucrative but risky field.

Real estate is a great strategy for the investor who is willing to make the time to learn about the options, risks, and potential rewards for this type of investment process.

Common Real Estate Investments (REI):

1) Rental Property. Property ordinarily gains value over time unlike many other investments that may rise and fall quickly and without warning. The problem is that far too few people can actually afford to hold and maintain multiple properties over an extended and indefinite period of time while waiting for the value to rise. Many property investors manage to overcome this by renting the properties to tenants during the time when the property values are rising. This allows the tenants to essentially cover the note on the property and makes the venture a little less risky though there are risks involved when dealing with tenants (such as property damage, failure to pay the rent, and possible legal woes-the good tenants generally outweigh the bad).
2) Pre-construction Investment. This is a highly speculative and very risky sort of property investment that has booms and busts. Many investors recently discovered exactly how risky this endeavor actually is when the property ?bubble? went bust so to speak. The risks involved in this type of investment should not cover up the fact that many millionaires have been created through pre-construction investing and many more will be created in the future. Pre-construction investing, just as its name implies is a type of investment in which investors purchase ?options? on the property before ground is broken. This is very popular in high demand areas that are known to experience housing shortages as prices often rise quickly and the units are often sold before they are completed and any ?real? money exchanges hands.
3) Flipping Houses. This is a type of property investment that has made leaps and bounds in the last few years thanks to the popularity of many popular home improvement and house flipping shows on cable networks in the last few years. More and more people have decided to pursue this sort of investment in hopes of creating big profits in a short amount of time and with minimal investment. The problem, of course, is that it always looks much easier on television than it is in person. Couple this with the fact that many people have unrealistic expectations when it comes to costs and ability and there are plenty of risks involved with this type of investment as well. For those who are successful however, there is the potential for great profit in a relatively short amount of time as these televisions shows indicate.
4) Buy and Hold. As mentioned above, real estate tends to gain value over time. Even if the buildings are in desperate need of TLC and repair the very land they are standing on is more often than not gaining value as the years pass by. Purchasing large lots of land or even several houses and holding on to them for as long as possible before selling can often fund college educations for children, pay for weddings, or greatly supplement retirement funds. The longer these properties are held the better in most cases as this provides the greatest opportunity for the value of the property to increase.
5) Lease Options. There are few people in this world who never experience rough spots financially. Many of these people are denied traditional home loans because of their inability to cover debts properly in the past. For this reason they are often willing to pay for the privilege of rebuilding their credit while working towards a path of home ownership. For these people, a lease option presents a workable and often valued solution. Those investors who are willing to take the risks often find the rewards are well worth those risks.

These are only some of the investment opportunities that exist for those who are interested in real estate for an investment avenue. There are commercial real estate endeavors that have the potential to bring in big profits as well as the development and planning of housing communities as well. Needless to say real estate investing offers many opportunities to the savvy investor.

Cooler waters help diminish Isaac's punch

ScienceDaily (Aug. 29, 2012) ? Seven years after the powerful Category 3 Hurricane Katrina caused widespread devastation along the Gulf Coast, a Category 1 Hurricane Isaac, with maximum sustained winds of 80 miles per hour (70 knots), made landfall Aug. 28 in southeast Louisiana. And one of the reasons why Isaac is not Katrina is the path it took across the Gulf of Mexico and the temperature of the ocean below, which helps to fuel hurricanes.

In 2005, Hurricane Katrina's maximum wind speeds increased dramatically as the storm passed over a warm ocean circulation feature called the Loop Current that is part of the Gulf Stream. The storm evolved quickly from a Category 3 to a Category 5 event on the Saffir-Simpson Hurricane Wind Scale in a matter of nine hours as it drew heat from the Loop Current. It subsequently dropped in intensity to a Category 3 storm at landfall.

Because the Loop Current and its eddies are warmer, and thus higher in surface elevation, than the surrounding waters, they are easily spotted by satellite altimeter instruments, such as those aboard the NASA/French Space Agency Jason 1 and Ocean Surface Topography Mission/Jason 2 satellites. Scientists use the latest satellite measurements of sea-surface height from these and other satellite altimeters to create maps showing the location, direction and speed of currents in the Gulf of Mexico.

This color-enhanced image of sea surface heights in the northeastern Gulf, produced using data from available satellite altimeters, including NASA's Jason-1 and Jason-2 satellites, shows Isaac's path through the Gulf. The storm skirted around the Loop Current, then caught the outer edge of a warm eddy before passing directly over a cold eddy. The storm's track away from the Gulf's warmest waters has helped to keep Isaac from intensifying rapidly, as Hurricanes Katrina and Rita did in 2005.

Warm eddies have high heat content and great potential to intensify hurricanes, whereas cold eddies have low heat content and may even cause hurricanes to weaken, as was the case with Hurricane Ivan in 2004.

Hawaii's Most Expensive Dishes - Honolulu Magazine - August 2012

It's How Much!?: Put your money where your mouth is, with some of Hawaii?s most expensive dishes.

Maria Kanai | Photography by Oliver Koning

After exploring Hawaii?s cheap eats,?we?d like to introduce you to the other end of the food spectrum. From high-quality steaks to rare sea snails, here are seven extravagant dishes (and one drink) available on Oahu and Maui.

$190

A flight of sustainable caviars ? Chef Mavro?s

Who wants just one type of caviar when you can get three? A flight of sustainable caviars ($190) serves 10 grams each of Russian Golden Osetra, Siberian Osetra and White Sturgeon. The caviar is arranged on a block of ice, and prepared tableside by the server into individual, rectangular portions on special mother-of-pearl spoons. You also get a table mat with caviar labels so you don?t forget what you?re eating.

Chef George Mavrothalassitis took the dish off the menu 10 years ago, when wild sturgeon became an endangered species. After eight years of searching, he finally found farm-raised caviar in Uruguay, Bulgaria and California that met his standards. The taste had to be fresh, elegant and not too salty. Most important, Mavro says, ?When you eat caviar you must feel like you are king!? chefmavro.com, 944-4714.

$52 and up

Wagyu beef -Nobu?s Restaurant

Wagyu is such an expensive breed of cattle that farmers are known to feed them red wine and even give them massages to aid digestion. As a result, we get rich meat filled with unsaturated fat and intense marbling. At Nobu?s, Wagyu beef ($52 and up) from America and Australia is served five ways: shabu shabu, steak, toban, tataki and ?new style? sashimi. At $26 per ounce, each style has a different minimum order of two, four or six ounces. The two-ounce tataki beef is seared on the outside and raw on the inside, served with ponzu sauce, shiso leaves, chopped garlic and grated spicy daikon radish. Chef Robin Lee says he sells about a pound and a half every day.?noburestaurants.com, 237-6999.

$75

California Estero Bay Abalone ?? Michel?s

Thank world pollution for the price of California Estero Bay?Abalone ($75). This sea snail is a dying breed; many varieties are already extinct. According to chef Hardy Kintscher, Michel?s is the only restaurant on Oahu with big, steaklike abalone from Santa Barbara; most places serve baby Kona abalone. Kintscher prepares two pieces ?Parisian style,? finished with macadamia-nut white-wine sauce and served with spaghetti squash, egg-shell pasta and wok spinach. ?The flavor is meaty, though delicate,? says Kintscher. ?It?s very tender. A little bit more like chicken than fish.? michelshawaii.com,?923-6552.
?

$65

Spiny-lobster sashimi?Mitch?s Seafood

The spiny-lobster sashimi ($65) at Mitch?s is so upscale that master chef Masakazu Murakami refused to answer our questions. ?You won?t understand if you haven?t tried it,??he says. ?I don?t want to talk about it.? We had better luck with the receptionist: Mitch?s is the only place in Honolulu that serves lobster from New Zealand?other restaurants use Maine lobster. He told us that New Zealand is the only country that grows lobsters in natural, warm seawater instead of cold, and therefore they are ?more stable and pure.?? The chef will bring out the 1.5-pound rock lobster alive, serve the tail as sashimi and place the head in miso soup.?mitchssushi.com, 837-7774.
?

$250

A Cardinal Sin ? Rival?s Lounge

A cocktail that?s worth $250? Well, sort of. A Cardinal Sin comes with a night at the Ohana Waikiki Malia hotel and a pizza to share. The Scotch in the cocktail is aged for 21 years, so the drink alone is worth $90.

It all began when bar owner Michael Kawazoe joined resources with his father, Fukuyoshi, owner of the hotel, to showcase the Glenfiddich 21 and Disaronno Amaretto. ?The smooth oak flavor from Scotch and the sweet flavor of the amaretto mix well together,? says bartender Eric Stegg. The drink has been ordered twice, but it?s never been served. The first time, Stegg didn?t have enough Scotch. The second, he had to refuse the order because the customer was too intoxicated. rivalslounge.com, 923-0600.

Maui:

$56

Bone-in ribeye - Duo?s Steak and Seafood?

Dry-aging meat is a complicated process.??Aging of the meat relies on the humidity of an?air-controlled room,? says chef Roger Stettler.??The meat dries out, loses water and, as soon as it loses water, the price goes up, because the weight specification is different.? At Duo?s, the 24-ounce bone-in ribeye ($56) is grilled, seasoned with salt and pepper, and flavored with house-made herb butter. Served with fresh Kula corn, Stettler describes the meat as a ?more intense, grassy beef flavor that?s stronger than a normal piece of meat.??fourseasons.com/maui, 874-8000.

Isaac prompts hurricane warnings from La. to Fla.

MIAMI (AP) ? Hurricane warnings have been issued for an area stretching from Louisiana to the Florida Panhandle as Isaac churns toward the Gulf Coast.

The warnings stretched from east of Morgan City, La. ? which includes the New Orleans area ? to Destin, Fla.

Isaac lashed the Florida Keys as a tropical storm on Sunday, bringing rain and strong winds. But residents for the most part took it in stride. However, preparations have begun farther north as forecasters warn Isaac could be a strong Category 2 hurricane by the time it reaches the Gulf Coast.

The U.S. National Hurricane Center in Miami says Isaac is expected to hit somewhere between southeastern Louisiana and the Florida Panhandle either late Tuesday or early Wednesday.
